SEV vs. Taxable Value โ€” which do I appeal?
You appeal Assessed Value/SEV (and the underlying true cash value). Your bill is computed on Taxable Value, which is capped โ€” but if you bought recently, TV "uncapped" to match SEV, making an SEV appeal directly valuable.
I just bought my house for less than 2ร— SEV. Do I have a case?
Very likely. A recent arm's-length purchase price is strong evidence of true cash value. If SEV ร— 2 exceeds what you paid, bring your closing statement to the March BOR.
Do I have to appear in person at the BOR?
Most communities accept written/letter appeals from residential owners, and non-resident owners must be allowed to file by letter. Check your assessment notice for your community's rules and dates.
What does the Tax Tribunal cost?
Small Claims Division filing fees for residential appeals are modest (typically $25โ€“$125 depending on value). Hearings are informal โ€” homeowners represent themselves routinely, often by phone or video.
