Michigan mails assessment change notices in mid-February โ and for most homeowners, the March Board of Review is the one required stop before the Michigan Tax Tribunal. Blink and the window's gone. Our free tools help you check your SEV, build comparable-sales evidence, and show up to March BOR ready to win.
Your Notice of Assessment shows Assessed Value (AV/SEV โ 50% of what the assessor thinks your home is worth) and Taxable Value. If doubling your SEV is more than your home would sell for, you have a case.
Most Michigan communities publish assessment records on BS&A Online. Our free scraper pulls neighborhood records into a CSV for the worksheet below.
File your petition (Form L-4035) with your city or township Board of Review in early March โ many allow letter appeals. Residential owners MUST do this step to preserve Tribunal rights.
Not satisfied? Petition the Michigan Tax Tribunal's Small Claims Division by July 31 โ no lawyer needed, hearings are informal, and filing is inexpensive.
For residential property, the Michigan Tax Tribunal will not hear your appeal unless you first protested at the March Board of Review (MCL 205.735a). Check your notice for your BOR's exact meeting dates โ Detroit's 2026 filing deadline was March 9, and most communities close within the first two weeks of March.
Everything runs in your browser โ we never see or store your property data.
Michigan taxes are levied on Taxable Value (capped by Proposal A), so an SEV reduction only lowers your bill when SEV drops below your capped TV โ common after recent purchases or in flat markets. The 1.38% default approximates the statewide average effective rate. Estimates only; not tax advice.
Enter recent sales of similar homes (or import a CSV from our free BS&A Online scraper). The worksheet computes price per square foot and a suggested value for your property.
